Asphalt Sealing
Seal coating asphalt driveways is the process of applying a liquid product over an existing asphalt pavement in a manner that seals the surface. Sealers can provide excellent adhesion, flexibility and durability. Sealers protect and renew old oxidized pavement and provide a new black surface to existing pavements, which helps to melt snow and ice faster. The sealer also acts as protective barrier, sealing harmful elements out such as water, oil and uv rays from penetrating the surface that causes cracking and pavement collapses.
Product and Application
Osaz Sealing uses a sealer that is asphalt-based which is a specially formulated cutback produced by McAsphalt Industries. The application is done by using a gas power pressure machine that spays the contents onto the asphalt. The amount of application is different in each project based on traffic, so a proper assessment is done before a quotation is given.
The Process
Step 1
trimming all grass edges on both sides of the driveway and removing all weeds from their roots on the driveway.
Step 2
Brushing and power blowing all heavy dirt, rocks, sand, leaves and weeds off the surface of the pavement until thoroughly cleaned
Step 3
using a high adhesive to tape off areas such as interlocking, concrete, stones and wood to prevent any overspray to those substances.
Step 4
if necessary, any pavement repair to the driveway, which can include crack filling, pothole repair, garage ramps, oil spot repair and pavement patching
Step 5
sealant application is pressure sprayed heavily and evenly across the whole driveway
Crack Sealing
Crack Sealing is highly regarded as one of the best methods to save your medium to high traffic pavement. At Osaz sealing our main priority is to always assess each crack sealing project accordingly. Some may require a simple crack filling service and other driveways that are larger with heavier traffic may require the process of routing (cutting out cracks with a pavement router) to establish a clean base and edges for the hot rubberized crack sealer to properly bond to the pavement. This process is critical to crack sealing because it ensures that enough sealer is applied between the cracks so that it will follow the asphalt when it expands and contracts. The hot rubberized crack sealer is heated and applied at 350 degrees F, which then bonds to the walls of the crack and on top creating a watertight seal. The process requires identifying the cracks that are suitable for routing, then they are marked up for a proper quote. The area is then routed and cleaned for any debris before the hot sealant is applied.
